LEED (Leadership in Energy and Environmental Design) is one of the most widely recognised green building rating systems in the world. Developed by the U.S. Green Building Council (USGBC), it sets criteria for the design, construction, operation and maintenance of environmentally responsible buildings, and is used in more than 180 countries and territories.
LEED is a points-based system: a project earns credits across several categories, and its total score determines the certification level achieved.
It applies to many project types, including new construction, major renovations, commercial interiors, neighbourhood development and existing buildings in operation.
In April 2025 the USGBC released LEED v5 for its main commercial rating systems (Building Design and Construction, Interior Design and Construction, and Operations and Maintenance). LEED v5 reorganises credits around three impact areas, with roughly half of the points tied to decarbonisation and the remainder split between quality of life and ecological conservation and restoration. Platinum projects face new requirements on energy efficiency, carbon emissions and renewable energy. The USGBC has moved to a five-year update cycle, and LEED v5 is expected to become the only version available for new commercial registrations from 1 July 2027.
LEED has been adopted worldwide across offices, hospitals, universities, retail and infrastructure. In markets such as Mexico, organisations including SUMe (Sustentabilidad para Mexico) have promoted its use, adapting strategies to local climate and regulatory conditions.
